Every real estate decision you make comes with its own pros and cons. Whether it is buying a house in the suburbs or transferring to a condominium, each choice you make would have a number of advantages and disadvantages. And in selling your home without an estate agent, that too comes with its own perks and disadvantages. But in general, selling without an agent is not the best idea for any home seller.

It’s true that you can sell your own home. In fact, there are homes that are being sold by owners and not by agents or companies. However, it is worth noting that selling without an agent would also mean that you are missing out on all the advantages an agent can bring. First of all, agents do not only help in selling, they also assist buyers. In short, they already have a network of buyers and one of them could be be the perfect one for your home. And it’s not just that, aside from their network of people, agents are real estate sales professionals too and they know how to market your home properly. In fact, they may even be able to give you a deal that is better than what you have planned.

Selling without an agent is similar to negotiating legal matters without a lawyer. With that said, an agent is also the person that you need when it comes to real estate papers and dealing with all necessary documents for selling. If this is your first time to sell, there may even be a bunch of important real estate jargons that you may have never heard of, and an estate agent is the best person to help you with these. Not to mention proper pricing, there are simply some things that are easier done with the help of a professional.

It’s also worth mentioning that there are buyer agents that may not show your home to their clients since they may also want a seller agent to transact with so as to assure them of commission. This single factor already removes you a fraction of potential buyers.

Overall, if you want to sell fast and get a good deal, an agent would make your life easier. But if you really want to do it alone and save yourself some cash, just prepare yourself for the effort needed in home selling. This isn’t just about advertising your home, it’s also about market research, home showings, negotiating with buyers’ agents, among many other things.
